This is the update we have been building towards. The Heaton Group has now handed ترانكويليتي (بيركلي سكوير)، المبنى الشرقي (المرحلة 2) on Ordsall Lane, Salford over to its own property management team, marking the completion of the main build programme.

Handover took place on 10th September 2026, some 18 days ahead of the original target completion date of 28th September 2026. The scheme now stands 20 weeks ahead of its build programme, at week 106 of 130. With the building itself complete, the remaining works now focus on finishing the courtyard landscaping, on track to conclude by 28th September 2026.

Below is a full round-up of what the team has achieved over the past four weeks.

Construction Progress: What Has Happened On-Site

Handover to Property Management

Building Handed Over: The Heaton Group formally handed the East Building over to its property management team on 10th September 2026, bringing the main construction programme to a close.
Operation and Maintenance Manuals: The team has collated and stored the full set of O&M manuals electronically, giving the building owner ready access to everything needed to run the building day to day.

Façades and External Landscaping

East, North and South Elevations: Hard landscaping is now complete across all three elevations, with only planting still to finish.
Courtyard: Landscaping works continue in the courtyard, targeted for completion by 28th September 2026.
S278 Highways Works: The team has completed the highways works under the S278 agreement and now awaits final inspection and certification.

Apartment Fit-Outs and Common Areas

Apartments Complete: All work to the apartments themselves is now finished, with only snagging and decoration touch-ups remaining in the common areas.
Apartment Inspections Finished: The team has now inspected every one of the development’s 250 apartments – a full 100% complete.
Functionality Checks Progressing: The team has completed functionality checks to levels 0, 1, 2, 3 and 4, with the remaining upper floors to follow.

Building Systems

Commissioning Complete: The team has now completed all mechanical, electrical and life safety commissioning across the building.

With the building handed over, the final push in the coming reporting period covers:

Completing the remaining snagging to the common areas.
Finishing the courtyard landscaping.
Installing furniture packs and blinds.
Completing planting across the external elevations.

Buildzone Warranty carried out its ACS structural inspection on 20th August (report 32) and its final inspection on 3rd September (report 33). The Warranty Certificate has now been issued. The EWS1 fire safety report has been reissued with all remedial actions complete, and the completion certificate has been received. Red Acoustics has also completed its compliance testing report for the apartments.
الصحة والسلامة The Oaksafe Health, Safety & Environment audit on 21st August 2026 returned a compliance score of 119 out of 120. The team identified and rectified a single non-compliance, relating to the management of vehicle movements, immediately.
Site Resource: The site carried an average daily workforce of 100 operatives, peaking at 120, and closed out the period with zero reportable safety incidents (RIDDOR).
التخطيط: Every planning condition remains discharged bar condition 5, the Phase 2 remediation validation report, which was submitted to Salford City Council’s planning department on 9th September 2026.
