Tranquillity continues to make exceptional progress, now sitting twelve weeks ahead of programme. With façade works advancing rapidly, internal fit-out progressing across multiple levels, and key milestones such as PV installation and show apartment completion achieved, the project is moving confidently towards its next phase of delivery.

What’s Been Happening

Façade and Roofing:
Brick slip installation has progressed significantly across the north elevation, while the south elevation is now largely complete with mast climbers removed. A total of sixteen mast climbers have been stripped to date, alongside all roof scaffolding. Roof balustrade and waterproofing post bases have progressed on levels 6 and 7.

Internal Works:
Internal partitions are nearing completion, with second side boarding complete throughout and tape and joint works progressing up to level 7. Apartment fit-out is advancing well across levels 4, 5, and 6, including painting, flooring, tiling, joinery, and kitchen installations. Final decoration and final fix joinery have progressed to level 3, while snagging, cleaning, and finishing works are underway on lower levels.

M&E and Commissioning:
Second fix M&E has progressed to levels 4 and 5, with lighting now operational. Water and electrical commissioning is complete up to level 4, supporting ongoing decoration works. Electric and water meters have been installed across all levels. Corridor ceilings are fully plasterboarded, with finishing works progressing across multiple levels.

Lifts, Energy & Key Milestones
Installation of the final lift is progressing. The PV system installation is complete, with commissioning scheduled. A fully completed show apartment is now in place, providing a clear representation of the finished product.

Testing and Quality:
Air testing has been carried out across 130 apartments, achieving an excellent average score of 2.88, demonstrating strong build quality and airtightness performance.

What’s Coming Up

  • Continue brick slip installation, façade cleaning, and final external detailing as mast climbers are dismantled.
  • Continue corridor and stair plastering works.
  • Complete tape and joint works to apartment partitions.
  • Progress apartment fit-out and commissioning ahead of decoration.
  • Continue cleaning, silicon application, carpeting, and snagging works.
  • Commence client inspections of completed apartments.
  • Begin sound testing across apartments.
  • Commence roof terrace insulation and paving works.
  • Begin balcony installation and wider external works.
  • Remove the first hoist and commence escape stair installation.

Design & Quality

  • Design coordination continues, with updated external works details and ongoing drawing reviews.
  • The Building Control design tracker confirms all items are now closed.
  • Planning conditions are largely discharged, with only final verification required at Phase 2 completion, including Conditions 5 (Remediation), 10 (Noise Attenuation), and 25 (Site Access and Servicing), which has now been submitted.

Quality Assurance

  • Over 8,450 QA submissions have been recorded across both phases to date.
  • Defect reports continue to be issued and managed as required.

Independent Inspections

  • Building Control (Stroma): All previously raised items have now been closed.
  • Buildzone Warranty: Latest structural inspection completed with no issues identified.
  • EWS1 Inspection: Completed, with report issued.

Utilities Update

  • Electricity: Fully complete, with meters installed across all areas.
  • Water: Fully live, with all apartment meters installed. Landlord meter installation pending, with wayleave for external pipe progressing.
  • Telecoms: Site registered with Openreach. Internal connections between buildings will be utilised, with external duct connection pending.
  • Drainage: Foul and storm connections complete, with pump chamber commissioned. Awaiting final storm discharge agreement.

Health & Safety

  • Site Workforce: Average of 135 operatives on site daily, peaking at 159 during the month.

Looking Ahead

With façade works nearing completion and internal fit-out advancing across all levels, Berkeley Square East is entering a highly visible stage of delivery. The progression into client inspections, external works, and final finishes marks a key transition towards completion, with the project maintaining excellent momentum and quality standards throughout.
