August has proved to be a landmark month for Tranquillity (Berkeley Square), East Building (Phase 2) on Ordsall Lane, Salford. For anyone interested in Tranquillity, Salford offers, or invested in Manchester property, or simply keeping an eye on their asset, this is the update where the finish line finally comes into full view.

The scheme now sits 16 weeks ahead of its build programme, with the site at week 102 of 130. Apartment inspections have pushed on to level 5, taking the total to 181 of the development’s 250 apartments, and attention is turning to the next big step: handing the building over to Heaton Group’s own property management team, ahead of the target completion date of the end of September 2026.

Below is a full round-up of what the site team has delivered over the past few weeks.

Construction Progress: What is Happening On-Site?

Façade and External Landscaping

• Façades All But Finished: The building’s external envelope is essentially complete, with only the window feature surrounds and final snagging remaining on the Ordsall Lane elevation.
• Landscaping on Three Fronts: Groundworks teams are active on the east, north and courtyard elevations. To the east, paving, path edgings, raised planter brickwork, ground-bearing balconies and ramp handrails have all taken shape. Meanwhile, to the north, tree pits, drainage channels, edgings and kerbs are progressing, alongside the start of the S278 highways works. Over in the courtyard, the temporary tarmac hardstanding has been lifted to make way for tree pits and topsoil.
• Roof Terraces: Elsewhere, paving has moved on to roofs 8, 9, 10 and 11, with roofs 5 and 6 now finished and roof 7 waiting only on its artificial turf.
• Car Park: Louvre and railing posts are going in, and the car park is being cleared in readiness for tarmac.

Luxury Apartment Fit-Outs and Internal Progress

• Snagging Sweeps Through the Upper Floors: Levels 6, 7, and 8 are all in final snagging, with silicon sealing to level 7 and the last lower-floor snags, plus a sparkle clean to level 6 ahead of handover.
• Corridors: Painting has reached every level, and carpet tiles are now down as far as level 4.
• Reception: Feature wall panels are being fitted, and the automatic entrance door is now fully commissioned. Painting continues through the stair and lift lobbies on every core.
• Residents’ Lounge: This key amenity space now has its mist coat and LVT flooring down, and Amspec has started fitting the bespoke furniture.

Life Safety, Lifts and Apartment Inspections

• Lifts Heading for Certification: The lifts are being withdrawn from beneficial use ahead of certification on 17th August 2026, one of the final steps before handover.
• M&E and Life Safety: Building-wide commissioning of life safety and M&E systems continues at pace.
• Inspections Push Past 180: This is the standout milestone of the month – apartment inspections have reached level 5, taking the running total to 181 of 250 apartments. Functionality checks are also ahead, with levels 0, 1, and 4 fully signed off.

What is Coming Up Next Month

Over the coming reporting period, the team’s priorities are:

• Finishing decoration and carpet through the corridors, stairs and lift lobbies.
• Wrapping up the remaining apartment snagging and inspections.
• Completing the roof terrace paving.
• Finishing the fit-out of the communal areas.
• Handing the building over to Heaton Group’s property management team.
• Completing hardscaping to the east and Ordsall Lane elevations, together with the S278 highways works.
• Continuing landscaping in the courtyard.

Design, Safety, and Build Quality Control

• Quality Assurance: The digital tracking portal now holds 8,834 QA submissions across both phases of the development – a testament to the rigour behind every stage of the build.
• Independent Inspections: Building Control (Stroma) inspected the site on 6th July. Three minor remedial items were raised and have since been closed out. Buildzone Warranty carried out its structural inspection the same day, followed by a further visit on 5th August, with that report still awaited. EWS1 fire safety inspections are now complete, with only the completion certificate outstanding, and independent acoustic compliance testing of the apartments has also taken place.
• Health & Safety: The site’s Oaksafe Health, Safety & Environment audit on 24th July came back with a perfect 100% compliance score.
• Planning: Every planning condition remains discharged bar one outstanding verification item, with soil sample testing carried out on 3rd August to support the final remediation report.
