We’re back with the latest progress at Berkeley Square Manchester! Now in week 75 of 139, the project remains ahead of schedule, moving steadily toward completion.

What’s Been Happening?

• Structure and Windows: The steel framing system (SFS) has now reached level 8, creating a solid base for everything else. We’ve also installed windows up to level 6, so the building’s character is really starting to take shape.
• Façade and Roofing: The team has been installing insulation and base layers on the façade, using mast climbers to stay quick and efficient. At the same time, the roofs are waterproofed, and work on the core structures is nearly complete—these parts might be hidden, but they’re key to a long-lasting build.
• Inside the Building: The internal walls from levels 0 to 4 are well underway, defining each apartment’s layout. Mechanical, electrical, and plumbing (MEP) systems are progressing up to level 7, with ducting, sprinklers, and pipework getting installed to set up the infrastructure for each unit.

Coming Up Next

In the weeks ahead, we’ll be focusing on:

• Façade Work: We’re expecting the last of the materials soon so that the team will kick off brick slip installations on the façade.
• Interior Finishes: We’re making headway on levels 0 and 1 with floors, kitchens, tiles, and joinery—the things that turn a building into a home.
• Utility Updates: While we’re still waiting on the final power connection, we’ve put temporary power solutions in place to keep everything on schedule, with permanent power anticipated by March 2025.

Design, Safety, and Quality

Our design team has updated layouts and floor plans, making the most of each apartment’s space. We’re also progressing with utilities—electricity, water, telecoms, and most of the drainage work are all on track.

Health and safety remain top of mind, and we’re pleased to report another safe month with no accidents. We’re also keeping quality high, with regular inspections and fire safety tracking to ensure everything’s up to standard.
