We’re back with the latest news from Berkeley Square Manchester! As we move into week 83 of 139, the project is progressing well, with the team still ahead of schedule and plenty to show for their efforts.

What’s Been Happening?

Structure and Façade: The façade work continues to progress, with insulation, render, and brick slips being installed. A cold snap slowed things down for a few days, but the team is back on track.
Inside the Building: Internal partitions are moving ahead on levels 2 through 5, and the first and second fix mechanical and electrical work is making excellent progress. On the ground floor, finishes such as flooring, kitchens, tiling, and decoration are shaping up nicely.
Lifts and Power: The lift installation in core 3 is now complete, and work on lift 2 in core 1 is well underway. Mains cables have been installed to the lower ground floor risers, and while we’re still waiting for permanent power (due in March 2025), temporary lighting solutions are keeping the apartments well-lit.
Benchmark Apartment: The benchmark apartment has been fully decorated and is now undergoing snagging to ensure it meets our high standards.

What’s Coming Next

Looking ahead, the team will focus on:

Continuing the brick slip façade and insulation work.
Advancing the fit-out of apartments on levels 0 through 2, including flooring, kitchens, and joinery.
Starting lift installation in core 2.
Commencing the fit-out of the substation.

Utilities and Design Progress

The substation shell has been handed over for fit-out, and 80% of the off-site duct installation for electricity is complete. On the design side, updates to roof details and ceiling plans are nearly finalised, with a landscaping plan set to be submitted by the end of December.

Health, Safety, and Quality

With around 190 operatives on site daily, it’s been another safe month with no reportable accidents. Quality inspections continue across all trades, and fire safety measures are being carefully tracked.
