We are thrilled to bring you the latest update on our Berkeley Square West Bloc development. Progress is advancing smoothly with this premier residential project.
Project Milestones
Recent Achievements
Structural Advancements: The floor slabs and frames from the lower ground to level 6 are complete. Level 7 concrete pours 1 to 3 are finished, and work is ongoing on level 8 pours 2 and 3. Roof slab parapets are being concreted.
Masonry and Walls: Progress on the perimeter external wall masonry in the courtyard is ongoing, and the tarmac base course has been laid for the courtyard and entrance.
Key Installations: The stormwater pump chamber is installed and connected to the attenuation tank. Structural Framing System (SFS) installation is progressing across all zones up to level 2. Curtain wall and window installations are advancing in zones A & B (lower and upper ground).
Sprinkler and Pipework: Mechanical, Electrical, and Plumbing (MEP) installations, including SVP/RWP, car park sprinkler pipework, dry riser pipework, and containment, are well underway. Soffit insulation is also progressing in the lower ground floor area.
Upcoming Tasks
Here’s what we’ll be working on next:
Concrete Pours: We’re finalising the frame concreting for floor slab level 8 and completing the remaining roof slabs.
Masonry Work: We’ll finish the lower ground floor perimeter masonry walls.
Facade and Windows: The SFS curtain wall installations, window placements, and façade insulation/render base coat applications will continue.
Mechanical and Electrical Installations: We’re focusing on M&E containment and pipework installations in the car park risers and residential floors.
Construction Equipment: We’re starting the installation of mast climbers and hoists.
Internal Partitions: We’ll begin internal partition walls once the level 2 windows are complete.
Design Enhancements
Our design team has been busy refining key aspects of the project:
Drawings and Details: We’ve updated partition drawings, roof details, and coloured elevation drawings with brick types. Revised RCPs and implemented slab edge fire-stopping solutions.
Structural Work: We’ve completed designs for escape stair SFS and support beams. Solutions for the sub-station column relocation have been issued.
Facade and Landscape: We’ve issued stoneguard brick slip façade drawings and S278 drawings to SCC Highways. Landscape design is moving towards the construction stage.
Utilities and Infrastructure Updates
Electricity: The Point of Connection has been accepted from LEEP, and AMEON pricing is under evaluation.
Water: The connection is established on Ordsall Lane, with LEEP progressing the POC and AMEON pricing the on-site works.
Telecom: The site is registered with Open Reach, and duct routes have been agreed upon.
Drainage: We’re finalising agreements for foul connection to the existing manhole and stormwater management with Peel.
Quality Control
We maintain the highest standards through regular inspections and material submittals:
Inspections: Ongoing pre-pour checks on columns and slabs with all concrete cubes passing. Regular inspections of SFS, windows, MEP, and masonry are conducted.
Independent Reviews: Building Control (Stroma) and Buildzone Warranty inspections continue with no major issues reported.
Financing
Maslow Capital is financing the first phase of our Berkeley Square development, targeting a 2026 completion. Heaton Group acquired the three-acre site off Ordsall Lane in Salford in August 2022, planning to deliver 500 apartments. The £45.1 million investment by Maslow Capital supports the construction of the first 250 apartments, set to include one-, two-, and three-bedroom units. The development, designed by architect Fletcher Rae, will feature two blocks up to nine storeys high, overlooking a landscaped central square with amenities like rooftop gardens, coworking spaces, a café, and concierge services.
