Here is the latest construction update for Tranquillity at Berkeley Square, East Building (Phase 2) on Ordsall Lane, Salford.

We are proud to report that this premier luxury development is currently 14 weeks ahead of its build programme. Now at week 93 of 130, construction is moving confidently toward its target completion date of early September 2026.
Here is everything that has been happening on-site over the last month.

Level 4 Roof
Construction Progress: What is Happening On-Site?
Façade and External Brickwork
- High-Level Works Complete: All high-level façade work, window cill, installations, professional cleaning, and mastic application are now complete.
- Mast Climbers Dismantled: Twenty-five mast climbers successfully stripped and removed from the site to date, leaving just one remaining. Low-level brick slip and façade works continue to progress smoothly on the north elevation.
- Balcony Installation: A total of 126 out of 143 stunning external balconies fully installed. Concurrently, ground-bearing balconies and external works are progressing nicely along the east elevation.
- Roof Terraces: Following the removal of the external hoist, work on the roof balustrades, post bases, and waterproofing for the escape stair roof has advanced to level six. Roof insulation and terrace paving are also moving forward across levels 4, 5, and 6.
Luxury Apartment Fit-Outs and Internal Progress
- Upper-Level Work: Internal trades are highly active on the upper floors. Premium flooring, wall and floor tiling, and secondary joinery are moving ahead across levels 6, 7, and 8. All kitchens and luxury vinyl tiling (LVT) flooring are 100 per cent complete.
- Decoration and Snagging: Final decoration and final-fix joinery have advanced to level 5 apartments. Meanwhile, initial builders cleaning, carpeting, silicon sealing, and pre-snagging have moved to level 4. Level 3 apartments are undergoing final snagging, and sparkle cleans to prepare them for handover.
- Communal Areas and Reception: The main reception area has received its primary decoration and has undergone a thorough builder’s clean. Plaster boarding is complete across all stairs and lift lobbies, and corridor skirting boards have been fitted up to level 6.
Utilities, Infrastructure, and Quality Testing
- Hoists and Stairs: The south hoist has been successfully removed from the escape stairwell to make way for the upcoming escape stairs installation, while the north escape stairs are already fully plaster boarded and skimmed.
- Power and Water: Mechanical and Electrical (M&E) second-fix works are pushing through levels 7 and 8, with the lights officially switched on. Electric and water meters have been fitted to all levels. Water and electric commissioning are fully complete up to and including level 6, keeping us well ahead of the decoration schedule.
- Rigorous Site Testing: Performance testing is underway to ensure the highest build standards. Sound testing has been successfully carried out across the apartments. Air permeability tests have also been executed across 210 apartments, achieving an exceptional average score of 2.92, which demonstrates superior insulation and energy efficiency.


What is Coming Up Next Month
In the next reporting period, our construction teams will be focusing on:
- Completing the remaining low-level brick slip installation, final façade cleaning, and removing the last mast climber.
- Finalising the structural escape stairs installation and associated plastering works.
- Continuing the high-level apartment fit-outs, system commissioning, and preparing levels 7 and 8 for decoration.
- Advancing apartment cleaning, silicon sealing, carpeting, and snagging routines.
- Initiating client inspections of completed apartments.
- Fitting the remaining balconies to reach 100 per cent completion.
- Finalising roof terrace paving, installing fitted bespoke furniture in the reception and communal spaces, and expanding external hardscaping works.
Design, Safety, and Build Quality Control
- Strict Quality Assurance: Our site team maintains meticulous standards. An incredible 8,560 quality assurance (QA) submissions have been recorded on our digital tracking portal to date across both phases of development.
- Independent Compliance Inspections: Building Control (Stroma) and Buildzone Warranty inspections were successfully carried out within the last month, showing excellent compliance and zero structural issues. EWS1 (External Wall System) fire safety inspections were also completed, with only two minor queries currently being efficiently closed out.
- Planning Conditions: Our planning tracker shows that all conditions are fully discharged, save for routine verification data relating to Phase 2 completion (such as remediation and noise attenuation records, which have already been submitted for final sign-off).
