It’s been a busy month at Berkeley Square Manchester, and progress remains firmly five weeks ahead of schedule. With more apartments completed, balconies going in, and roof terraces taking shape, the team is steadily moving towards the final stages of the build.

What’s Been Happening

Façade Progress: The brick slip system is now complete on several elevations, with the remaining areas catching up. As mast climbers come down, window finishing works are being completed – including cills, mastic, and Juliette balconies. Roof scaffold removal is also underway.
Apartments and Internal Works:
- All internal partitions are now complete.
- Second and final MEP fixes have reached levels 5 and 6, with commissioning underway from the ground floor up to level 4.
- Apartment fit-outs are progressing well. Level 6 has kitchens, joinery and tiling underway, while level 5 is being final decorated.
- Snagging is ongoing on level 2. In total, 68 apartments are now fully complete.
Lifts and Common Areas: All lifts are installed, with two already in beneficial use. Plastering continues across corridors, staircases, and lobbies, and stair handrails are now fitted.
Balconies and External Features: Balcony installation has begun, and one of the two hoists has already been removed. Roof terrace insulation and paving are also due to start soon.

What’s Coming Up

Ongoing façade finishing, balcony installation, and removal of remaining mast climbers.
Completion of second fix MEP works and continued apartment commissioning.
Further joinery, flooring, and decoration on levels 5, 6, and 7.
Installation of the stair roof slab and finishes to stair core 1.
Restarting MEP works on the lower ground floor.

Design and Quality

Air testing is now complete on 79 apartments with all passing and an average result of 2.89. Acoustic tests have also continued with strong results.

Looking Ahead

Despite ongoing delays to the permanent power connection (now expected in August), Berkeley Square Manchester is progressing smoothly. With key areas taking shape inside and out, the finish line is in sight.
