We’re back with the latest progress from the site and are excited to share how things have been moving this past month. Currently, we’re at week 74 of 139, and the team is maintaining fantastic momentum.
Here’s what’s been happening:
Construction Progress
This past month has seen significant progress across several areas of the site:
- External Work: The steel framing system (SFS) has been installed up to level 8, and the windows are now fitted to level 6. Our façade team has also been busy installing insulation and the render base coat, utilising mast climbers to work efficiently at height.
- Roof Work: The high-level roofs are now fully waterproofed with hot melt finishes, and work on the cores and parapets is nearly completed.
- Internal Progress: Inside, things are moving quickly. Internal partitions are being fitted on levels 0, 1, and 2, while our MEP (Mechanical, Electrical & Plumbing) team continues to make progress, with ducting and containment now reaching level 7. We’re also moving ahead with the sprinkler installation and first fixes across the apartments.
- Temporary Solutions: While there were some delays in securing the permanent power connection, temporary power solutions have been put in place to ensure the programme remains unaffected.
- Key Installations: The benchmark apartment is progressing ahead of schedule, with kitchens, flooring, tiling, and joinery already being installed. On the roof, balustrade posts have been fitted, and 25 out of 26 mast climbers are now operational.
What’s Next:
Looking ahead, we’ll be focusing on:
- Completing the SFS installation and fitting the remaining windows.
- Starting work on the brick slip façade, with deliveries expected by 27th September.
- Continuing the internal partitioning up to level 2, including crucial firestopping.
- Pressing ahead with the installation of flooring, kitchens, and joinery.
- Beginning the lift installations.
Design Progress
The design team has been refining key elements, with updates including:
- Revised apartment and bathroom layouts.
- Updated floor finishes and access strategies.
- Further development on the brick slip façade and external masonry.
Utility Update
- Electricity: The point of connection has been confirmed, and off-site duct work is progressing well.
- Water: An order has been placed for the connection, with confirmation expected by the end of the month.
- Telecoms: OpenReach has registered the site, and connections to the ducts have been established.
- Drainage: The foul water connection has been completed, and work on the storm connection is awaiting final approval.
Health & Safety
It’s been another safe and productive month on site, with an average of 140 operatives working daily. We’re pleased to report no accidents and no HSE visits. Our Oaksafe Health, Safety & Environmental audit identified just two minor actions, both of which are already being addressed.
Procurement and Commercial Progress
We’re delighted to confirm that 97% of the project value has been procured, with orders placed for major works, including groundworks, concrete frames, windows, and M&E services. Landscaping tenders have been issued, and we’re also progressing with orders for key items like roller shutters and balcony installations.
Quality Assurance
On the quality side, inspections have been conducted across the board, including checks on the concrete frame, windows, MEP installations, and façade insulation. Fire safety measures are being tracked through specialist apps to ensure compliance with regulations.
Looking Ahead
As we move into the next phase, the project remains on track, and we’ll continue to make progress with key installations and finishes, including the upcoming lift installation.
