We’re excited to share the latest updates on our Berkeley Square West Bloc development. Our journey towards creating a premier living development in Manchester continues progressing smoothly.
Project Overview
Recent Construction Achievements:
- Structural Milestones: The slabs and frames for the lower ground to level 5 floors are complete. We’ve also made significant progress on levels 6 and 7.
- Masonry and Walls: Internal masonry for the lower ground floor is done, and work on the perimeter external wall is ongoing, especially on the north elevation and courtyard.
- Key Installations: The attenuation tank and SFS (Structural Framing System) are in place from the lower ground to level 2 on the river elevation.
- Sprinkler and Pipework: Installation of the SVP/RWP, sprinkler pipework, and dry riser pipework has begun, alongside soffit insulation in the lower ground floor area.
What’s Next?
Looking ahead, here’s what we plan to tackle next:
- Concrete Pours: Continue with the floor slab pours for levels 6, 7, and 8.
- Masonry Work: Complete the perimeter masonry walls for the lower ground floor.
- Facade and Windows: Progress with SFS curtain wall and window installations.
- Façade Insulation: Start the façade insulation and render base coat applications.
- Mechanical and Electrical Installations: Focus on M&E containment and pipework installations in the car park risers and residential floors.
- Construction Equipment: Install mast climbers and hoists.
Design Updates
Our design team has been busy refining and updating key aspects of the project:
- Drawings and Details: Updated strip sections, roof details, and window schedule elevations.
- Structural Work: Finalised setting out drawings for roof slabs and escape stair designs.
- Facade and Landscape: Issued stoneguard brick slip façade drawings and S278 drawings to SCC Highways.
Utilities and Infrastructure
- Electricity: Points of Connection are confirmed; designs are being adjusted for the Media City location.
- Water: Connection is set in Ordsall Lane, with ongoing design.
- Telecom: The site is registered, and duct routes with Open Reach are agreed upon.
- Drainage: Final agreements for connections are being finalised with Peel.
Quality Assurance
We ensure the highest standards through regular inspections and material submittals:
- Inspections: Pre-pour checks on columns and slabs are ongoing, with no issues reported.
- Independent Reviews: Building Control and warranty provider inspections continue smoothly.
