We’re pleased to report that the Berkeley Square project is progressing well and on schedule. The project is in week 69 of 139, with completion anticipated in early 2026.
Construction Progress
This past month has seen significant progress across several areas of the site:
- The Structural Framing System (SFS) has been installed up to level 5.
- Window installations have reached level 4, steadily enclosing the building.
- Façade insulation and the render base coat have been applied at the lower and upper ground floor levels in preparation for the installation of mast climbers.
- Roof finishes have been completed for the level 7 roof terrace and core 2, which marks a major milestone in the project’s progress.
Internally, the ground floor partitions have been completed, and work on level 1 is now underway. The MEP (Mechanical, Electrical, and Plumbing) teams are progressing well, with SVP/RWP installations, electrical containment up to levels 4 and 5, and wiring, trunking, and ducting continuing across the site. Sprinkler pipework installation is also ongoing.
The next steps include continuing the installation of SFS, windows, and brick slip façade insulation. We’ll also focus on completing the mast climber platform installation. Internal works will progress to the upper ground floor and levels 1 and 2, with first fix MEP installations and firestopping before ceiling closures. In addition, we’ll begin flooring, kitchen, and joinery installations, as well as the lift installation.
Design Progress
Our design team has been actively refining key elements:
- Updated apartment and bathroom layouts have been finalised.
- General Arrangement (GA) plans and elevations have been adjusted to reflect the latest construction progress.
- The fire and acoustic strategies have been reviewed and updated to ensure compliance with all safety regulations.
We’ve also made strides in the design of the façade, with updated brick slip drawings currently under review. The solution for the substation column relocation has been finalised, switching from steel to concrete columns.
Utility Update
Utility connections are progressing steadily:
- Electricity: The point of connection has been accepted, with orders being processed.
- Water: The connection has been established at Ordsall Lane, with LEEP appointed as the asset owner.
- Telecoms: The site is registered with Openreach, and duct connections are underway.
- Drainage: The foul connection has been made, with storm drainage awaiting final agreement with Peel.
Health & Safety
Safety on site remains a priority. We’re proud to report there were no RIDDOR incidents this month, and the site continues to operate with an average of 120 operatives daily.

Commercial Progress
We’ve placed orders for key trades, including site hoarding, CFA piling, and masonry, with other essential procurements ongoing.
Quality Assurance
Quality inspections are ongoing across multiple areas, including concrete, SFS, windows, and MEP installations.
Any defects, such as damaged glass or missing lightning protection connections, are being promptly addressed. The sample façade panel has been approved, and the benchmark apartment is on track for completion by January 2025.
Developer Updates
The SD Fibre installation commenced on 16th August, with further updates awaited.
