Tranquillity continues to make outstanding progress on Ordsall Lane, maintaining its position nine weeks ahead of programme. With the façade and roofing works now 99.9% watertight and internal fit-out activities advancing steadily across multiple levels, the development is moving confidently toward its completion phase.
What’s Been Happening
Façade and Roofing: The building envelope is now virtually watertight, with all SFS and boarding to the facades complete and windows fully installed. Insulation, render, and brick slips have progressed across the southern elevation, and mast climbers have begun to be stripped in these completed areas.
M&E and Services: Internal M&E works have advanced, with ducting installations up to levels 6 and 7, and water and sprinkler pipework reaching the level 4 corridors. Second fix M&E has progressed to the ground and first floors, where lighting has been commissioned. Electric meters have been fitted up to level 2.
Internal Works: Internal partitions are progressing well on levels 3 to 6, while first fix M&E to apartments continues on levels 3 and 4. Fit-out activities such as paintwork, flooring, tiling, joinery, and kitchen installations have continued on the lower levels.
Lifts and Power: The first lift installation is complete, with work on the second lift now underway. Electric supplies are live throughout, allowing for temporary heating to be connected as the weather cools.Testing and Quality: Air tests have been carried out on the first ten apartments, achieving an average result of 3.45, confirming strong airtightness performance.


What’s Coming Up
- Brick slip installation, façade cleaning, and window cill works as mast climbers are dismantled.
- Progress façade completion on the north elevation.
- Continue internal partitions and M&E first fix to apartments, corridors, and stairwells.
- Apartment fit-out continues, including final decoration, joinery, and fittings.
- Board ground and first-floor corridor ceilings.
- Begin final decoration to apartments following M&E commissioning.
- Commence plumbing commissioning and bring water on to apartments.
Design & Quality
- Comments and design updates continue to be managed through the design tracker, with all Building Control items now closed.
- All planning conditions have been discharged except those requiring further verification at Phase 2 completion — specifically Conditions 5 (Remediation), 10 (Noise Attenuation), and 25 (Site Access and Servicing).
- Ongoing QA inspections and test reports continue to confirm strong progress and compliance across all trades.
Health & Safety
Site Workforce: An average of 180 operatives were on site daily, peaking at 198 during the month.
Looking Ahead
With the façade nearing completion and interior fit-out works advancing through multiple levels, Tranquillity is entering a visible stage of refinement. Continued progress across M&E, joinery, and decoration will bring the building closer to its finished form, keeping the project firmly on track for timely, high-quality delivery.
