April has seen steady progress across Berkeley Square Manchester, with the team keeping things on track and five weeks ahead of schedule. While some external challenges have pushed back the power connection, plenty of work is being completed inside and out.

What’s Been Happening

• Façade and External Work: The brick slip system is progressing well across all elevations. As sections are finished, they’re being handed over for window cills, mastic works, and Juliette balcony installations. Mast climber removal has also begun, making way for scaffolding to come down soon.
• Internal Progress:
  • Partitions are moving ahead on levels 6 to 8.
  • MEP second and final fixes have reached level 4, with first fixes complete up to level 8.
  • Floor finishes and painting are underway on level 6, while kitchens, tiling, and joinery are progressing on level 5.
  • Level 4 apartments are being final decorated, and snagging continues on level 1. So far, 38 apartments are fully complete and ready for inspection.
• Lifts and Utilities: All lifts are installed and commissioning has started. Water is now live, but due to off-site delays—including a surprise discovery of a redundant rail tunnel—the permanent power connection is now expected by early August.
• Testing and Compliance: Air tests for 59 apartments have all passed, maintaining a strong average of 2.72. Acoustic testing is halfway complete, with excellent feedback on build quality.

What’s Next

In May, the focus will shift to:

• Continuing façade works and starting balcony installations.
• Completing MEP works and commissioning across the upper levels.
• Advancing internal fit-outs on levels 4 and 5, plus ongoing snagging.
• Finalising lift commissioning.
• Beginning scaffold removal and preparing for landscaping phases.

Design and Quality

Design updates include roof details, access routes, and wayfinding signage. Safety remains a priority with no major incidents, though minor audit actions are being addressed. Quality checks continue across all trades, ensuring standards remain high.

Looking Ahead

Despite the power connection delay, Berkeley Square Manchester continues to push forward. With fit-outs progressing and balconies on the horizon, we’re heading into an exciting phase.
