The first update of 2025 is here, and it’s been a busy start to the year at Berkeley Square Manchester. We’re still five weeks ahead of schedule, despite the winter weather trying to slow things down.

Progress This Month

• Façade Work: The insulation, render, and brick slips are progressing well, though the cold snap has made things a little slower than planned.
• Internal Fit-Out: Partitions are moving along on levels 4 to 7, while the mechanical, electrical, and plumbing (MEP) team has completed apartment ducting. Sprinkler and water pipework are advancing on levels 5 and 6, with first fixes underway on levels 4 and 5.
• Lift Installation: Work on lift 3 of 4 in core 2 is progressing, getting us closer to full vertical access throughout the building.
• Finishing Touches: Flooring, kitchens, tiling, and decoration are well underway. Apartment entrance doors are being fitted, and snagging has begun on the ground-floor apartments—although final completion is dependent on services going live. Level 1 apartments are now being decorated, and floor finishes and first coat painting have reached level 3, zone B.
• Power & Services: Permanent power is due in March 2025, with temporary lighting keeping things moving in the meantime.

What’s Next

As we move into February, the focus will be on:

• Continuing façade work, including brick slips, insulation, and rendering.
• Advancing MEP installations, with first and second fixes and pipework continuing across multiple levels.
• Completing partitioning work and firestopping before ceilings are closed up.
• Pushing ahead with flooring, kitchens, tiling, joinery, and decoration on levels 2 and 3, with final joinery fixes ongoing.
• Beginning the full snagging process for completed apartments, ready for commissioning when power and water go live.
• Continuing lift installations in cores 1 and 2.
• Ameon starting the fit-out of the substation, with transformers arriving in early February.

Utilities and Design

Off-site ducting for electricity is now 95% complete, with final connections scheduled soon. Water pipes will be installed in early February, followed by the final application for connection. The design team has also updated balcony steelwork drawings and made further refinements to MEP plans.

Wrapping Up

January has seen steady progress, and despite some weather-related challenges, the project remains well ahead of schedule. We’ll be back next month with more updates as we push towards completion.
