Berkeley Square continues to make excellent progress on Ordsall Lane, currently nine weeks ahead of programme. With power now live on site and major milestones across the façade, apartments, and roof terraces completed, The Heaton Group is moving steadily towards early completion. The project remains on track to meet the planned completion date of October 2025, subject to final certification and power on formalities.

Façade and External Works: The low-level brick slip system has been completed, with all mast climbers removed. Hard and soft landscaping has progressed well, with 22/26 mast climbers stripped. Acoustic fencing has also been installed.
Apartments and Internal Works: All apartments are complete, aside from snagging and carpet installation on level 8. M&E commissioning has been completed to all apartments, with second fix works ongoing at lower ground floor. Corridor carpets and final decoration continue to progress, while staircase and lift lobby plastering is now complete. Escape stair walls have been boarded.
Balconies and Roof Terraces: All balconies have been installed. Roof terrace insulation, paving, and balustrading have progressed on levels 4 and 7.
Lifts and Services: Lift installation and final commissioning are complete. PV system installation is finished, and all walls, soffits, and sprinkler systems have been completed following hoist removals.

• Planning conditions tracker remains active; all conditions have been submitted except Condition 5 (remediation pending topsoil completion), pending feedback.
• NMA 2 submission is under consideration by SCC Planning, pending feedback.
• Air tests have been completed across all apartments, achieving an average result of 2.75. Acoustic testing is complete, with the final report issued, confirming all standards met.

With the project now firmly ahead of schedule, Berkeley Square is moving into its final stages with confidence. As roof terraces, landscaping, and internal finishes are completed, and wayfinding signage is installed, the building continues to take shape visibly and impressively.
