Welcome to our latest update on the Berkeley Square West Block Phase 1 development! We’re excited to share the progress we’ve made and provide a glimpse of what’s coming up next.
Construction Progress
Over the last reporting period, we have achieved several significant milestones:
- Concrete Work: Completed concrete frame floor slabs and parapets.
- Wall Masonry: Finished perimeter external wall masonry, except for the face brick up to DPC.
- Windows and Façade: We have progressed the SFS installation up to level 4 and the windows up to level 3. Façade insulation and render base coat are ongoing, and mast climbers have been installed.
- Roof Finishes: Laid roof finishes on part of the level 6 roof terrace and core 1 roof.
- Internal Partitions: Commenced on the upper ground floor.
- MEP Work: We have continued SVP/RWP installation and electrical containment, with wiring and ducting in progress. We have also installed sprinkler pipework on the lower ground floor.
- Soffit Insulation: Completed in the lower ground floor area, except for hoist areas.
- Power Milestone: Temporary power to be used for apartment lighting and commissioning due to connection issues.
Looking ahead, our planned activities include:
- Continuation of SFS, Windows, and Façade Work: Ongoing installation with Mastclimber platform.
- MEP Containment and Pipework: Further installation to risers and residential floors.
- Internal Partitions and Firestopping: Continue partitions on the upper ground floor, followed by first fixing MEP and fire stopping before closing up ceilings.
- Roof Finishes: Complete finishes above all cores and hot melt roof finishes to levels 6 and 7.
- Roof Terrace Balustrade: Commence installation of balustrade posts.
Design Progress
We’ve made significant updates to our design elements:
- Updated partition drawings
- Revised apartment and bathroom settings
- Detailed façade layout
- Internal door jamb details
- Mechanical services fire safety layouts and panel heater layouts
Utility Update
- Electricity: Connection accepted from LEEP; AMEON order being processed.
- Water: Connection in Ordsall Lane, with LEEP appointed as the asset owner.
- Telecom: Site registered, and Open Reach is connecting ducts to their chambers.
- Drainage: Foul connection made, with storm connections pending final agreements.
