Tranquillity continues to make exceptional progress on Ordsall Lane, remaining eight weeks ahead of programme. With the SFS and window installation now complete, and internal fit-out works well underway, the development is advancing smoothly towards its planned completion date of November 2026. The site team continues to demonstrate strong coordination and momentum across all aspects of construction.

What’s Been Happening

Façade and Roofing: The SFS to all facades has been completed, and windows have now been installed across all levels. Insulation, render, and brick slips have progressed on the south elevation, while single-ply roofing finishes and insulation have been completed to the high-level roofs.

Internal Works: Internal partitions have progressed across levels 1 to 4, with M&E first fix continuing on levels 2 and 3. Apartment fit-out works are moving forward, including painting, flooring, tiling, and kitchen installations. Joinery and second fix M&E have also commenced.

Building Services: M&E prefix of ducting has reached levels 5 and 6, with containment and SVP/RWP installations advancing to levels 6, 7, and 8. Lower ground floor and LV room works have continued, with electric supplies now energised to landlord, apartment, and secondary supplies. Meter installations are due to begin on 22nd October 2025 and will progress in line with apartment energisations.

Key Milestones: Both tower cranes have been successfully removed, and lift installation has now commenced, marking another major step forward for the project.

What’s Coming Up

  • Continue installation of brick slips to façade areas.
  • Progress M&E prefix containment, SVP’s, ducting, and pipework.
  • Continue internal partitions and M&E first fix to apartments, corridors, and stairwells.
  • Ongoing apartment fit-out, including decoration, joinery, and finishes.

Design & Quality

Revised details have been submitted in response to planning queries. NMA 2 has been formally discharged.

Quality Assurance:

  • Concrete cube tracker updated by Heyrod and submitted to Buildzone.
  • A total of 5,899 QA inspections have been recorded across both phases to date, with defect reports issued as required.
  • The sample façade panel has been completed and approved by planners.

Independent Inspections:

  • Building Control (Stroma): Inspection completed 4th September 2025, with the next scheduled for 27th October 2025.
  • Buildzone Warranty: ACS inspections carried out on 15th September and 2nd October 2025, with reports confirming compliance.
  • EWS1 Inspection: Conducted on 15th September 2025, with no issues identified

Looking Ahead

With major structural elements now complete and internal fit-out progressing steadily, Tranquillity is entering an exciting phase of visible transformation. Continued façade progress and advancing M&E works will further shape the development over the coming weeks, keeping the project firmly ahead of schedule and on course to deliver a standout residential scheme in Manchester.
