Tranquillity continues to make outstanding progress on Ordsall Lane, maintaining its position nine weeks ahead of programme. What’s Been Happening
Façade and Roofing:
The façade and roofs are now 99.9% watertight, with all SFS and boarding complete and windows installed throughout. Insulation, render, and brick slips have progressed across most areas of the façade, with four mast climbers stripped to date as completed elevations are handed over.
Internal Works:
Internal partitions have progressed through levels 4 to 8. Apartment fit-out continues on levels 2 and 3, including first coat painting, flooring, wall and floor tiling, joinery, and kitchen installations. Final decoration and final fix joinery have progressed to the ground floor apartments.
M&E and Commissioning:
M&E ducting installations have advanced to levels 7 and 8, with water and sprinkler pipework reaching level 5 corridors. SVPs and cable containment to corridors are now complete. First fix M&E continues on apartments at levels 4 and 5, while second fix has progressed to level 2 with lighting live. Water and electrical commissioning has been completed to the ground floor, ahead of decoration.
Lifts and Services:
The second lift installation has been completed, with the third lift now underway. Works continue to the lower ground floor and LV room. Electric meters have been installed from levels 0 to 3 and are progressing upwards in line with fit-out. Temporary heating remains in place and connected to permanent power supplies.
Testing and Quality:
Air testing has now been completed on forty apartments, achieving an improved average score of 3.10, demonstrating strong airtightness performance.


What’s Coming Up
- Brick slip installation, façade cleaning, and window cill works as mast climbers are dismantled.
- Progress façade completion on the north elevation.
- Continue internal partitions and M&E first fix to apartments, corridors, and stairwells.
- Apartment fit-out continues, including final decoration, joinery, and fittings.
- Board ground and first-floor corridor ceilings.
- Begin final decoration to apartments following M&E commissioning.
- Commence plumbing commissioning and bring water on to apartments.
Design & Quality
- Continue brick slip installation, façade cleaning, window cills, and mast climber dismantling, with works progressing to the north elevation.
- Continue internal partitions and M&E first fix to apartments, corridors, and stairwells.
- Continue apartment fit-out and commissioning works ahead of decoration.
- Progress corridor ceiling boarding to upper levels.
- Commence apartment cleaning and snagging.
Design & Quality
- Ongoing design coordination continues.
- Lower ground floor GA plans have been updated to reflect communal area changes.
- The Building Control design tracker confirms all items are now closed.
- Planning conditions remain discharged except for further verification required at Phase 2 completion, relating to Conditions 5 (Remediation), 10 (Noise Attenuation), and 25 (Site Access and Servicing).
- NMA 2 has been formally discharged.

As façade works near completion and internal fit-out accelerates across higher levels, Tranquillity continues to move into its final delivery stages with confidence.
