Remaining work includes snagging, window surrounds, and low-level brickwork to damp-proof course (DPC) level.<\/li>\n\n\n\n<li><strong>Balconies Complete:<\/strong> Balcony installation is now complete across the building, with only snagging and the brick-built ground-bearing balconies still to finish.<\/li>\n\n\n\n<li><strong>External Works:<\/strong> Ground-bearing balconies, raised planters, steps, and ramps are progressing across all elevations as the building&#8217;s external landscape takes shape.<\/li>\n\n\n\n<li><strong>Roof Terraces:<\/strong> Roof insulation and terrace paving have progressed to the upper ground floor and levels 4 and 6, bringing the building&#8217;s outdoor amenity spaces closer to completion.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 id=\"h-luxury-apartment-fit-outs-and-internal-progress\" class=\"wp-block-heading\"><strong>Luxury Apartment Fit-Outs and Internal Progress<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Fit-Out Milestone Reached:<\/strong> All LVT flooring, wall and floor tiling, kitchens, and joinery are 100% complete across the building.<\/li>\n\n\n\n<li><strong>Decoration and Snagging:<\/strong> Final decoration and final-fix joinery have advanced to level 6 apartments. Builders cleaning, carpeting, silicon sealing, and snagging have progressed to level 4 apartments, with sparkle cleaning also underway there to prepare units for handover.<\/li>\n\n\n\n<li><strong>Client Inspections Underway:<\/strong> Following last month&#8217;s preparations, client inspections of completed apartments are now taking place &#8211; a major step on the journey to handover.<\/li>\n\n\n\n<li><strong>Communal Areas and Reception:<\/strong> Corridor and stair skirting boards and lighting are now complete on every level, with carpet fitted from the ground floor through to level 2. The reception desk has been fitted, and bespoke furniture for the communal areas is progressing.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h4 id=\"h-utilities-infrastructure-and-quality-testing\" class=\"wp-block-heading\"><strong>Utilities, Infrastructure, and Quality Testing<\/strong><\/h4>\n\n\n\n<ul class=\"wp-block-list\">\n<li><strong>Power and Water:<\/strong> Mechanical and Electrical (M&amp;E) second-fix works are now complete throughout the building, with electric and water meters fitted to every level. Water and electric commissioning is complete up to and including level 8, keeping the team well ahead of the decoration schedule. Lower ground floor second-fix M&amp;E is also complete, with the lights switched on.<\/li>\n\n\n\n<li><strong>Rigorous Site Testing:<\/strong> Rigorous Site Testing: The team has completed sound testing across the apartments with full compliance. The most recent Buildzone report, following an inspection on 8th June, confirmed continued compliance. The EWS1 (External Wall System) fire safety inspection, carried out in June, raised two minor queries which have been resolved.<\/li>\n\n\n\n<li><strong>Health &amp; Safety:<\/strong> An independent Oaksafe Health, Safety &amp; Environment audit on 24th June returned a strong compliance score of 119 out of 122, with the small number of issues raised swiftly resolved.<\/li>\n\n\n\n<li><strong>Planning Conditions:<\/strong> The planning tracker shows that all conditions remain fully discharged, save for routine verification data relating to Phase 2 completion (remediation and noise attenuation records), which has already been submitted for final sign-off.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\"><\/p>\n\n\n\n<h2 id=\"h-why-invest-in-tranquillity-at-berkeley-square-salford\" class=\"wp-block-heading\"><strong>Why Invest in Tranquillity at Berkeley Square, Salford?<\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Client inspections are now underway, and the building is 15 weeks ahead of schedule.
